## Pricing
- Setup fee: $150 per note (one-time)
- Monthly servicing: $35 non-escrowed, $40 escrowed
- Late fee split: 50/50 between Moat and lender
- No contract required; 30-day notice to terminate

## Positioning
- Texas only. We do not service notes outside Texas.
- We do not routinely service wraparound or subject-to notes; we evaluate them case by case under Texas SB 43 (Finance Code Chapter 159). Ask us in a consultation.
