Moat Note Servicing is a Texas-only note servicing company, in business since 1997 (29 years). It was founded by note investors and land developers who created, held, and developed Texas real estate themselves before they serviced a single note. That is the edge: Moat manages each portfolio as if it were its own, and chases loan performance, not just the servicing fee.
Servicing only Texas notes is a deliberate choice. Texas foreclosure and homestead rules work differently than anywhere else, and a servicer who handles them every day catches what a national shop covering fifty states can miss.
Whether you hold a dozen notes, a hundred-loan portfolio, or lots you are selling on owner-finance, you stay in control of every decision that is yours to make. We handle the day-to-day servicing and run it like the note is ours.

Moat Note Servicing is fully licensed and bonded in the State of Texas — registered with the Texas Department of Savings and Mortgage Lending under its current servicing rules and carrying the required electronic surety bond. NMLS 1419346.
On the federal side, we follow the rules that govern monthly statements and servicing transfers, borrower privacy, and fair borrower communication. Documentation supporting each compliance posture is available to lender clients on request.
OUR TEAM
Four roles, one team
We organize the work around four functional areas. Every account touches each role over the life of the loan.
Client Relations
Lender-facing relationship management. One direct line for every account, no offshore call center, no ticketing queue between you and the file.
Operations
Day-to-day servicing: payment posting, escrow administration, statement generation, IRS reporting. The work that has to be right every month for every loan.
Compliance
We keep your servicing licensed and bonded in Texas and compliant with the state and federal rules that govern statements, privacy, and borrower contact.
Default and Foreclosure
We handle the required Texas foreclosure notices, coordinate the trustee, attend the first-Tuesday sale, and manage the post-sale wind-down — month in, month out.
