Texas foreclosure sales are held on the first Tuesday of each month, between 10:00 a.m. and 4:00 p.m., at the county courthouse, under Tex. Property Code §51.002. If the first Tuesday falls on January 1 or July 4, the sale moves to the first Wednesday. This calendar computes the date for any month.

The first-Tuesday rule, plainly

Tex. Property Code §51.002(a) sets the date and place: the first Tuesday of each month, between 10:00 a.m. and 4:00 p.m., at the area at the county courthouse designated by the commissioners court. The exact designated area within a courthouse (a particular section of the steps, the foyer, an adjacent outdoor area, a specific courtroom) varies by county and shows up on the Notice of Sale.

One narrow exception: if the first Tuesday is a state legal holiday (New Year’s Day or Independence Day), the sale moves to the first Wednesday. Other holidays do not displace the Tuesday sale.

The Notice of Sale itself must be posted at the courthouse, filed with the county clerk, and mailed to each debtor at the last known address at least 21 days before the sale (§51.002(b)). The 21-day clock runs from the latest of those three actions. Ten counties account for the majority of Texas residential foreclosure activity. The courthouse name is constant; the specific designated sale area is set by each county’s commissioners court and listed on the Notice of Sale.

Bexar County (San Antonio)

Harris County (Houston)

Dallas County
